Had a blast with my friends here! We visited the zoo and explored Carlton Hill, both easily reachable from our place. The location is perfect for enjoying local attractions. The accommodations werenice and neat, and we appreciated the coffee/tea makers in each room. Just be aware that the Wi-Fi isn't free, so budget for it!
One downside was the hot water situation. It was pretty inconsistent. We often had barely warm showers, a bit of a letdown after long days out exploring.

had really really nice stay for one night, the staff were thoughtful, location was ideal close to theatre. i appreciated the fact that hotel serves proper cooked breakfasts. the room was newly remodelled with plenty space and a storage, nice views.

Cheerful hotel, I thoroughly enjoyed its stunning location.
The property was clean and staff was hospitable. The overall atmosphere was family, nevertheless some staff members were very rude. Comfy bed and pillows, there were central heating, a multi-channel TV and ironing facilities available.

Very good accommodation. Given an extra large room. It was a wonderful old room, modernized, with a very functional bathroom. Lots of hot water, everything worked well, and the room was very comfortable. Transportation was available just across the street to the city. Breakfast was fresh, well served, and very economical and good value. All in all, the experience was very positive. The receptionist was very helpful and informative. The Internet was slow but worked, most likely dependent on the number of users on the occasion.
Liked the hotel.

The room was dated and cold, but it had a strange charm, especially when I noticed the quirky antique furniture. If you're looking for something cheap, don't expect too much comfort.

Booked a room with a bath. Truly enjoyed the functional decor of the room. The location was marvellous and brilliant, the staff was lovely. The airport was approx 24 minutes' drive away...

There was a small group of students and adults. This was not the first time that were in Edinburgh and we'd like to mention a very helpful staff ,rather comfortable accommodation and tasty breakfasts. If we visit Edinburgh next time we'll book the hotel again. ADVICE:The staff should take more care about the state of the sanitary engineering in the rooms in order to stop water leakage

Nothing impressed me at all, compared to other b&b hotels which I visited in Edinburgh. My girl friends stayed at Lairg b&b and they had Scottish or English breakfast available which is included in their room charge of 100 pounds. At Edinburgh House Hotel - b&b we were charged extra of 3 pounds each person for breakfast, but only Continental breakfast is available.
The heater for showers is not in good working condition. I had my showers twice in the afternoon, and the water was cold until after 20 minutes, then it was warm.
